The Dixie Lee Diner is its own “Brand.” The freestanding stainless-steel building will become a “landmark” icon in its own location. Most locations will be leased out-parcels in local strip and mall-type shopping centers in small (under 100,000 population) to medium (under 250,000 population) cities. More sophisticated food operators may develop multiple units in larger markets, in similar shopping centers or pad sites.


The Diner tradition is already an American icon over 100 years old. The evolution of the traditional Diner has spawned many independent and chain restaurants serving “3 squares” (3 meals) a day; however, most are built in permanent locations of “bricks and sticks,” such as Waffle House®, Huddle House®, Denny’s® and the like. Unfortunately, as demographics change over time, many once successful permanent locations become marginal locations, and may even close.


A major advantage with the Dixie Lee Diner concept is that the entire modular building is relocatable. If a location begins to decline in demographics, a franchise owner can literally move the Diner to a more desirable site in short order…and build on a better audience in a new location. In addition, because the Dixie Lee Diner is moveable, there may be certain tax advantages related to capital equipment investment and amortization.


The Company has a proven history in operating and franchising successful restaurant concepts, and will use that same expertise in developing the Diner franchise, first in the USA then abroad. The focus will be on the food, the service, and the dining experience. Like we say, “Nothin’ Could be Finer” than the Dixie Lee Diner!
